But there are often risks behind the presentation that you only see when you know what to look out for. Without a thorough analysis, you can just invest in a project with hidden flaws, from an unreliable developer, or a location with no future value. By looking critically at the facts — and not at the sales pitch — you prevent mistakes that can cost you a lot of money later.

Honest due diligence reveals what others prefer to cover up. Not to scare you, but to help you make the right decision — based on data, facts, and realistic expectations.
Location, location, location — it remains an extremely important factor in every investment. A thorough investigation into the location is therefore essential. Three questions need to be answered in a crystal clear way: what is there now, what are the concrete plans for the future, and what is the current return on investment in this place? This analysis resulted in dozens of follow-up questions — about infrastructure, supply and demand, price development and quality of life — that together form the full picture of the location.
The developer is the other major factor in the investment process. Beautiful brochures and big promises mean little if the party behind the project does not deliver what has been agreed. That's why we research the developer based on our own GREM criteria: a carefully structured checklist that provides insight into reputation, financial stability, build quality and after-sales service.
Once the location and developer are clear, we'll zoom in on the project itself. We analyse who is actually building the project, in which phases it is being developed, and what type of units suit your strategy, budget and return requirements. This looks at issues such as floor plans, orientation, service costs and sales speed — because it is precisely in the details that lie the differences between a good and a bad investment.
