GREM onderzoekt Select Group: Degelijke luxespeler met stabiele reputatie

Select Group is een gevestigde luxespeler in Dubai met een sterke reputatie op het gebied van bouwkwaliteit, klanttevredenheid en rendement. Door het private karakter blijft financiële transparantie beperkt, waardoor zorgvuldige project-specifieke due diligence essentieel is.

Select Group behoort tot de gevestigde namen in het luxesegment van Dubai’s vastgoedmarkt. Met een portfolio in onder meer Dubai Marina, Business Bay, Downtown en Palm Jumeirah, richt de ontwikkelaar zich op hoogwaardige residentiële projecten (Select Group, 2025). De marktperceptie is overwegend positief, mede dankzij een constante kwaliteitsreputatie. Tegelijkertijd is publieke transparantie over de financiële structuur en after-sales service beperkt door het private karakter van het bedrijf.

Interne organisatie en personeelsstructuur

Select Group is een private ontwikkelaar, opgericht door CEO Rahail Aslam, met het hoofdkantoor gevestigd in Dubai Marina. Medewerkers beschrijven de werkcultuur als professioneel, gestructureerd en sterk samenwerkend.

Op review platforms zoals Indeed en Glassdoor scoort het bedrijf gemiddeld 4/5 sterren. Werknemers prijzen vooral de collegiale sfeer, de duidelijke projectdoelstellingen en de actieve ondersteuning vanuit het management bij het behalen van deadlines (Indeed, 2024; Glassdoor, 2024). Een veelgehoorde opmerking is dat “iedereen in het kantoor behulpzaam en vriendelijk is” (Indeed, 2024). Uit interviews met werknemers komt overwegend hetzelfde beeld naar voren. 

Er zijn geen signalen van verhoogd verloop, interne conflicten of structurele HR-problemen, wat wijst op een gezonde interne cultuur. Wat een positief effect heeft op klanten

Klantrelaties en after-sales service

Select Group heeft in vergelijking met andere ontwikkelaars een bovengemiddeld goede reputatie bij klanten. Er zijn geen grootschalige publieke klachten bekend over opleveringsproblemen, verborgen kosten of trage communicatie (PropertyCommunityForum, 2024).

Enkele gebruikers benoemen kleine technische kwesties, zoals beperkte geluidsisolatie bij Studio One in Dubai Marina, maar structurele klachten of rechtszaken ontbreken (Dubizzle, 2024). 

Juridische transparantie en financiële stabiliteit

Als niet-beursgenoteerd bedrijf publiceert Select Group geen jaarverslagen of IFRS-conforme financiële overzichten. Er is geen investor relations-pagina, en informatievoorziening verloopt hoofdzakelijk via nieuwsmedia en persberichten (Arabian Business, 2024).

Er zijn geen meldingen van achterstallige betalingen of openstaande schulden aan aannemers. In maart 2025 werd een uitspraak gepubliceerd waarin een koper werd veroordeeld tot het betalen van een boete en het verkopen van het appartement vanwege wanbetaling, dit bevestigt dat Select Group haar juridische contracten actief handhaaft (Gulf Today, 2025).

Hoewel kredietwaardigheidsbeoordelingen ontbreken, wordt het bedrijf in vastgoedanalyses omschreven als financieel conservatief en strategisch in haar projectkeuzes (CBRE, 2024).

Bouwkwaliteit en kwaliteitscontrole

De bouwkwaliteit van Select Group-projecten wordt op de markt geprezen. Projecten als Marina Gate, 52|42 Towers en Peninsula Five worden regelmatig aangehaald als voorbeelden van hoogwaardige afwerking, goede materiaalkeuze en betrouwbare oplevering (Bayut, 2024; Property Monitor, 2024).

Op verschillende online fora worden slechts sporadisch klachten gemeld, bijvoorbeeld over airconditioning of geluidsisolatie bij oudere projecten, maar dit betreft geen structurele gebreken.

Financiële positie en projectwaarde

Er is weinig bekend over de kapitaalstructuur van Select Group. Het bedrijf is niet beursgenoteerd en heeft geen bekende obligaties of sukuks uitgegeven. Net als veel andere ontwikkelaars in Dubai werkt Select Group met een combinatie van pre-sales en bancaire financiering  een gebruikelijke, maar cyclisch gevoelige methode (Knight Frank, 2024).

Investeringswaarde en herverkoop

Select Group-projecten kennen een bovengemiddelde waardeontwikkeling en doorverkoopbaarheid. Voor Marina Gate en Studio One worden bruto huurrendementen van gemiddeld 7–8% gemeld, wat competitief is binnen het luxesegment (Property Finder, 2024).

Conclusie

Select Group is een stille kracht binnen het luxesegment van Dubai: minder zichtbaar dan Emaar of DAMAC, maar met een degelijke reputatie, stabiele prestaties en kwalitatieve projecten op toplocaties.

Hoewel transparantie over financiële huishouding en after-sales systemen beperkt is, duidt het ontbreken van geschillen, het positieve medewerkersklimaat en de stabiele huur- en herverkoopcijfers op betrouwbaarheid en marktsucces.

Voor investeerders die mikken op hoogwaardige producten met stabiel rendement, lage risico’s en sterke locatievoordelen, is Select Group een logische partij – mits project-specifieke due diligence wordt toegepast.
